Property Condition Assessment

LINK Management has performed numerous Property Condition Assessments (PCA's) for churches, Greek housing, apartment complexes and industrial facilities. Property Condition Assessments are most frequently required prior to the purchase or renovation of an existing building or prior to refinancing. The Property Condition Assessments begins with a preliminary review of available and relevant drawings, specifications, reports and records, along with interviews with the property manager and/or maintenance personnel. An extensive walk-through of the property by our professionals follows up the review. During the walk through, observations are made noting the general condition of the property and locating problems and visible defects in the materials and building systems. A written report of the observations made during the assessment is prepared consisting of an executive summary, reports for each system surveyed and photographic documentation. Where financial implications are connected with problem areas observed, opinions of costs for recommended actions are provided, along with a chart of expected capital needs for major replacements and repairs over the life of the mortgage.
